Reserve Fund Study Planner & Insurance Appraiser

Our new Calgary office requires a Reserve Fund Study Planner & Insurance Appraiser. This is a critical role in the company’s growth and expansion into the Alberta markets. The work is diverse, challenging and rewarding. This is a salary-based position with bonus potential. We reimburse for vehicle usage and provide per diems for work-related over night travel.  Benefits available after three (3) months.

 This opportunity will appeal to someone who is experienced in this field, is very self-directed and who is excited to help us grow our market into new territories. A CRP designation from the Real Estate Institute of Canada, or an Engineering degree or designation, or a building technologist certification or capital planning and assessment experience, and a B. Com Certificate in Real Estate or the Real Estate Development Certificate make up the idea candidate. If required, training will be provided and further education sponsored with the goal of obtaining an industry specific designation.


  • Research building systems
  • Review and evaluate building systems’ age, expected life and quality through on-site property visits
  • Complete building take-offs
  • Prepare comprehensive financial models and reports
  • Present and report findings to building owners
  • Perform property inspections and prepare accurate appraisal reports
  • Calculate Total Insurable Value (TIV) and determine replacement costs for common property
  • Manage relationships with clients and property owners
  • Perform continuous costing research, data collection and bylaw review
  • Provide exemplary service to clients and respond to inquiries in a timely fashion
  • Represent Normac at Marketing and Business Development events
  • Other duties as required


  • A CRP designation from the Real Estate Institute of Canada, or
  • An Engineering degree or designation or a building technologist certification or capital planning and assessment experience, or
  • Com Certificate in Real Estate or the Real Estate Development Certificate, and
  • A minimum of 2+ years’ experience completing Reserve Funds Studies or Property Insurance Appraisals
  • Alberta Assessment (Alberta Municipal Affairs), construction, capital asset planning or building systems inspections experience is an asset
  • The ability to write and prepare financial plans
  • Strong presentation skills; excellent interpersonal, communication and listening skills
  • The motivation to learn and progress through continual professional development; life long learner
  • The ability to work independently and as part of a remote team
  • The ability to meet deadlines without compromising quality and accuracy
  • Strong analytical and problem solving skills
  • The willingness to give presentations to clients which may occur outside of regular office hours
  • Valid driver’s license and clean driving record are mandatory, as travel throughout the province is required
  • Proficiency in MS Word, PPT and MS Excel
